What families are saying

Reviews of Arbor Terrace/Waterford at Decatur are largely positive, highlighting a warm, home-like community, compassionate staff, and strong engagement. Families frequently describe caregivers as attentive, patient, professional, and genuinely invested in residents’ safety, dignity, and happiness. Many residents reportedly flourish socially through exercise classes, book clubs, music, games, outings, worship, and other activities. The memory-care program receives especially strong praise for personalized support, daily stimulation, effective communication, and staff members’ ability to know residents as individuals. Families also appreciate the facility’s cleanliness, welcoming atmosphere, attractive décor, courtyard, dining options, accessibility, and flexible transition between assisted living and memory care. Several reviewers felt the community was significantly better than previous placements and recommended it enthusiastically. Tours are commonly described as informative and welcoming, with staff answering questions thoroughly and helping families navigate moves. Long-term reviewers praise staff commitment and some employees’ impressive tenure. Outside professionals and vendors also report that the community is clean, cooperative, and well managed. However, several critical reviews raise concerns about staffing and consistency. Complaints include insufficient weekend coverage, high staff turnover, misplaced clothing, limited supervision, delayed responses, difficulty accessing the building, and inadequate assistance with feeding or mobility. Some reviewers felt the facility was understaffed, that communication with families was poor, or that leadership was ineffective. Older reviews mention dim or dated interiors, maintenance issues, small bathrooms or outdoor areas, and a cafeteria-like dining room. Others criticize the high cost and additional charges for services. Experiences may also reflect changes in ownership and management, with some reviewers explicitly noting improvements or uncertainty after transitions. Overall, sentiment is strongly favorable, but prospective families should closely evaluate staffing levels, weekend care, communication, pricing, and current management.
