So the first question I have I'd love for you to tell me a little bit about a community and Fort Worth that we've been seeing a lot of interest in on our site, which is the Tra. It's, you know, the I think, the way to think about it is almost more like a resort versus a a senior, living sort of community that that you might think of. It's it, you know. It's kind of built in a in a sense that almost looks more like a campus where there's this Big 9 story tower, and then a 5 story tower, and they have independent living, assisted, living memory care so really are able to offer a full continuum of care and the

It's just really like nice and centrally located, and it's only a 10 min drive to Cow town. It's certainly they're not holding back when it comes to services and amenities. They've they've got.
